Payment Information

For Group Bookings

  • Non-refundable deposit: £30 per person required to secure booking
  • Full balance: Due 6 weeks prior to check-in
  • Damage deposit: £200 per house (refundable within 48 hours after check-out inspection)

Booking Procedure

For all group / hen bookings please fill in our enquiry form. You can find out everything you need to know on our website, but please don't hesitate to contact us if you want to plan something that you can't find on our site.

We also welcome WhatsApp communication for a speedy, personal service.

Arrivals & Departures

  • Check in: 4pm. Early check in can be booked at £100 per hour (subject to availability)
  • Check out: Strictly 11am. Late check out can be booked at £100 per hour (subject to availability)

Cancellation Policy

Deposits and payments aren't refundable. However, we know there can be unexpected eventualities and we will endeavour to reschedule if we are given 4 weeks notice and there is a suitable date within the next 6 months.

House Rules

  • All bookings require a £200 damage deposit. This will be returned once cottages have been checked. Should any damage occur or extra cleaning be needed, this deposit will not be returned.
  • Please make us aware of any damage.
  • We have a strict 'No Smoking' policy within the property which includes the use of vapes. Guests are asked to please smoke at the rear of the property only. Please dispose of all cigarette butts in the ash trays provided. Smoking within the property will result in loss of deposit.
  • Check out time is strictly 11am. Should guests not vacate the property on time, we reserve the right to charge for cleaning team's waiting time.
  • Cottages may be used by the booked and paid guests only. We do not allow visitors or day guests. We reserve the right to withhold the damage deposit in the case of unauthorised persons on site.
  • We have the right to recover from you the cost resulting from any damage to property or with compensation we may pay to other guests as a result of the actions of you or members of your party.
  • We ask that all guests are mindful of noise levels for other guests and our neighbours. We do not allow music to be played externally and all outdoor noise must cease by 10pm. Guests must return inside at 10pm where you can party the night away. Any complaints from neighbours will result in loss of deposit.
  • We reserve the right to charge guests the cost of additional cleaning, rectifying damage caused by the accidental, deliberate, negligent or reckless act of the guest to the property or structure or hot tubs. This includes the cost of replacing any items that are removed from the premises.
  • Do not use white robes or towels to clean spillages, remove makeup, whilst drinking red wine or eating curry. Any stains unable to be removed from white linens will be charged to replace.

Hot Tub Rules

⚠️ Failure to abide by hot tub rules may result in loss of damage deposit.

  • Please shower before and after use.
  • Fake tan must be removed before entering.
  • DO NOT touch temperature controls.
  • Enter and exit slowly with care.
  • No children under age of 12 permitted.
  • No jumping or diving.
  • Do not bring food, drinks or glass in or near hot tub.
  • Do not use soaps or oils in hot tub.
  • Close hot tub cover when not in use.
  • Turn off jets when not in use.
  • Do not exceed maximum number of persons.
  • Do not submerge your head under water.
  • Keep long hair out of water.
  • Limit bathing time to 15 minutes, cool off, then re-enter.
  • All users of hot tub do so at their own risk.
  • No music to be played externally.
  • Please vacate the hot tub by 9pm.

Health Warning: Please consult your doctor before using the hot tub if you are pregnant, have heart disease, diabetes, high or low blood pressure, you are receiving treatment or have a long-term illness.

Do you accept Hen Parties?

YES! It's something we have been specialising in for the last decade. We know you will be respectful of our beautiful countryside and properties.

What time is check in/out?

Check in: 4pm / Check out: 11am

How do we get the keys?

Keys will be in doors and you will receive check in details the day before check in.

How can we get to Belfast, Bangor City Center?

We can arrange private transfer and mini bus if pre-booked.

Can we decorate the cottages?

You are welcome to bring decorations but they must not be stuck or glued to paintwork.

NO CONFETTI OR CONFETTI BALLOONS!

Would staff be available 24/7?

No, you may WhatsApp us until 7pm, after which emergency contact only.

Can we use the hot tub at anytime?

Do you cater for gluten free?

Yes, you must advise us of any allergens in advance.
